COMMERCIAL PREVENTIVE MAINTENANCE CHECK LIST

We recommend that you enroll in our Yearly Preventive Maintenance plan and get the full benefit of a professional team catering to your HVAC system needs at all time.

For light commercial or specialized systems like Liebert units or Mitsubishi Multi Citi, Fix My AC, Inc. has a standard protocol as you can see below. Should special needs arise in your particular business, Fix My AC, Inc will take care of those in a case per case basis.

In contrast to light commercial systens, Air Conditioning and Heating systems involving cooling towers, chillers and other large systems, individual assessment of the systems will be first performed by Fix My AC, Inc. before any Preventive Maintenance Plans are established.

PREVENTIVE MAINTENANCE CHECK LIST FOR PACKAGE UNIT
  1. Replace air filters (each visit)
  2. Tighten all wire connections (twice a year)
  3. Oil bearings as needed.
  4. Check belts and adjust tension (as needed).
  5. Check all safety protection (twice a year).
  6. Check General Proper functioning of the unit
  7. Check thermostat operation (manual mode; twice a year).
  8. Check unit input voltage (actual voltage versus name plate voltage; twice a year).
  9. Check compressor input current (actual amp versus nameplate amp; once a year).
  10. Check fan motor input current (actual amp versus nameplate amp; once a year).
  11. Check blower input current (actual amp versus nameplate amp; twice a year).
  12. Check drain line (once a year or as needed).
  13. Check refrigerant (as needed).
  14. Check differential temperature (once or twice a year depending on system).
  15. Flush condenser coil with water (once a year or as needed).
  16. Light cooling coil cleaning (once a year or as needed).
  17. Check burner (once a year if applicable).
  18. Check flue pipe (once a year if applicable
