Our technicians are specifically trained to ensure that all safety systems are operational, electric connections stable, cooling and heating occurs as it should and that the Heating and Cooling systems are clean.
RESIDENTIAL HEATING SYSTEM (Gas furnaces) MAINTENANCE CHECK LIST
- Replace air filter
- Check general functioning of the unit
- Check for code violations
- Check for Carbon Monoxide
- Inspection of gas valve and connections*
- Inspection of heat exchanger for corrosion or signs of stress (use a camera)
- Check of burners
- Test of ignition assembly
- Monitoring of flue draft
- Safety controls test
- Lubrication of motors as needed
- Check thermostat
- Check and tightening of high voltage connections
- Check and tightening of control wiring and connections
- Inspection of duct connections at unit
- Monitoring for proper operation

RESIDENTIAL AIR CONDITIONING SYSTEM MAINTENANCE CHECK LIST
- Replace air filters
- Check General Proper functioning of the indoor unit
- Check General Proper functioning of the outdoor unit
- Check for code violations
- Check disconnect box (size and code)
- Tighten high voltage wire connections
- Tighten low voltage wire connections
- Inspect contactor
- Check unit input voltage (actual voltage versus name plate voltage).
- Check compressor input current (actual amp versus nameplate amp).
- Check fan motor input current (actual amp versus nameplate amp).
- Check blower input current (actual amp versus nameplate amp).
- Check all safety protection
- Check differential temperature
- Check refrigerant (as needed).
- Inspect refrigerant lines (oil mark, insulation)
- Inspect service valves (oil mark, lose fittings)
- Inspect and Oil bearings as needed.
- Check belts and adjust tension when applicable.
- Check thermostat operation (manual mode).
- Check drain line (as needed).
- Flush condenser coil with water (as needed).
