  PREVENTIVE   MAINTENANCE

  • Extend the life of your HVAC equipment:
All mechanical systems require preventive maintenance on a regular basis. Just think of your car. The older the system the more critical maintenance becomes. No damages due to the lack of maintenance can be eliminated by enrolling in our preventive maintenance program but further damages can be reduced or eliminated.

  • Maintenance and leased space:
Many businesses lease their space and tend to neglect such equipment as their air conditioning systems. However, many lease contracts stipulate that the leaser must return the property with all equipments in good working conditions. Preventive maintenance done on a regular basis will extend the life of your air-conditioning system and may help you not to find yourself forced to replace your air-conditioning system just before the lease expires.

  • Reduce your utility bills:
Utility companies are having rebate programs and campaigns, encouraging businesses to reduce their electricity and gas consumption by implementing energy-saving measures. Such measures include proper maintenance of the air conditioning system.

  • Choose Fix My AC, Inc. to do your preventive maintenance:
We are a team of professional HVAC specialists with high moral ethic. We do the work we are contracted to do and a clean, well-maintained system is one of our prides.
Most HVAC equipments are located on roofs, often difficult of access for our clients. However Fix My AC, Inc. will be glad, upon request by the customer, to show pictures of your HVAC system before and after maintenance.

As an example to illustrate our comments, you may see, on the right handside, pictures of an A/C system that was supposed to be under maintenance contract with another company. Unfortunately, the filters had been placed wrongly so that they did not do the job they were supposed to do (Please see the patch of clean filter versus the rest of it). Obviously none of the rest of the system had been cleaned up... The close up shows the layer of dirt covering the duct feeding the facility located below.

  MECHANICAL CODE

The mechanical code which regulates the HVAC field is referred to as Title 24. The last changes to Title 24 occured in October 2005 and has brought major differences to the code.

There are many new requirements for:
  • The sizing of air conditioning systems
  • The energy efficiency of air conditioning systems (SEER and EER)
  • The controls of the Heating and Cooling systems (set of minimum and maximum Temperatures, duration of the use of the system depending on the human presence or absence, etc.)
  • The implementation of measures allowing the systems to work at a fraction of their total capacity when servicing a reduced area.
  • Duct sealing
  • Insulation
  • Ventilation
Fix my AC, Inc. can help you determining which rules apply to your case and what it concretly means in terms of equipments.
